In the United States, there are well – over, one – million, licensed real estate professionals, although, only a relatively, small percentage of them, are responsible for, the vast – majority, of closed – transactions. Therefore, whether, you seek to sell you home, or are a potential, qualified buyer, it is wise, to carefully, choose, your agent, based on, your personal, best – interests, and, after interviewing them, feeling, they have the combination of attitude, aptitude, skills, persistence, professionalism, and expertise, to serve your needs, goals, and priorities! After, over 15 years, as a Real Estate Licensed Salesperson, in the State of New York, I strongly, believe, these 6 things, you must demand, of the individual, you hire. With that in mind, this article will attempt to, briefly, consider, examine, review, and discuss, what this means, and represents, and, why it matters.

1. Integrity: The real estate professional, you choose, must, consistently, exhibit, absolute integrity! To serve and represent you, you need, and deserve, someone, you feel confident, you can, consistently, trust, in good – times, or less!

2. Allegiance: Nearly every state, as well as Realtor Board’s, include a Code Of Ethics, regarding, the conduct, required by a realtor, to his clients, and customers, etc! One of the key components is, owing a client, complete allegiance, and protecting their privacy, etc. Your chosen professional must put – you – first, consistently, and never provide, any information, which might harm or compromise, your interest (however, that does not mean, violating the law, and/ or, providing any material misstatements!)

3. Tell what they need to know: My service – marked, slogan, is, I will always tell you what you need to know, not, just, what you want to hear. You need, and deserve, someone, who will inform you, in a realistic manner, rather than, wearing, rose – colored, glasses!

4. Prepare a client: Agents owe their clients, a readiness, and willingness, to thoroughly, consistently, prepare them, for potential, possibilities, in order to make this process, as stress – free, as possible! When one prepares his clients, properly, the transaction period, becomes, an easier one!

5. Negotiating expertise: One of the reasons, to hire, a specific agent, is their degree of negotiating expertise, in order to achieve the best price, in the shortest period of time, with a minimum of hassle! This requires the individual, to thoroughly, understand, and know the local, real estate market, etc.

For most of us, the value of our family home, represents our single – biggest, financial asset! Therefore, wouldn’t it, make sense, to hire, someone, who might make the biggest difference, in your results, from easing the process, to getting the deal, transacted? However, since, many find this period, stressful, etc, quality teamwork, and mutual trust, are essential (what is often called, being, on the same – page)! Before hiring someone, ask yourself, why do you (or don’t you) trust that individual, and what is needed, for a real estate agent, so he EARNS that vital bond! With that in mind, this article will attempt to, briefly, consider, examine, review, and discuss, using the mnemonic approach, what this means and represents, and why it matters.

1. Empathy; emphasis; efforts; excellence; endurance: It’s wise to thoroughly, interview potential representatives, before deciding, who, to hire, as your real estate professional/ agent! During this process, consider, whether the individual, is ready, willing, and able to effectively, listen, far more than he speaks! Does he seem to be able to customize his discussion, or, does it seem, like he is using some sort of script? Only, when you hire someone with genuine empathy, will he proceed with the understanding of your, specific needs, and priorities, and place his emphasis, accordingly! Are you convinced, he will place his efforts, on proceeding, with quality, and excellence, instead of the same – old, same – old? Since, there are often, obstacles, and challenges, you should seek, someone, with the endurance, persistence, etc, to make a difference, for you!

2. Attitude; aptitude; articulate; attention; actions: Great agents possess a positive, can – do, attitude, combined with a well – developed, aptitude, and skill – set, to serve their clients! Paying keen attention to details, articulating a message, which inspires potential buyers, to seriously consider, and bid, on your house, and proceeding with the best strategic and action plans, and, proactively, taking the actions, which produce results, are essential, to earning trust, and respect!

3. Responsive; region; relevant; reliable; responsible: To earn your trust, an agent must be responsive to your specific situation, etc, and produce, reliable, responsible approaches, to achieve, the finest possibilities, and results! How should quality agents, demonstrate, and prove, their value? Doing so, demands a variety of skills, assets, attitude, persistence, discipline, integrity, etc, and, there is no such thing, as one – size – fits – all! Before, hiring the right person, to serve and represent, one’s interests, it is essential to, clearly, prove, he is worthy of their respect, etc! With, that, in mind, this article will attempt to, briefly, consider, examine, review, and discuss, 8 ways, quality agents consistently, prove their worth/ value!

1. Effectively listen to prospective clients: Observe, when interviewing agents to represent you, whether, the individual, effectively, listens, to you, and your personal needs, concerns, priorities, etc. How can anyone, represent your best interests, unless/ until, he commits to doing so?

2. Thoroughly, discuss, and discover, what prospective client, seeks, and needs: While some proceed, by trying to, merely, tell someone, what he believes, they want to hear, I strongly believe, in my service – mark, I’ll always tell you what you need to know, not, just, what you want to hear! 3. Discuss/ explain suggested marketing plan: What makes one’s marketing plan, different, in a meaningful way, from others? Since, one’s house, is so financially (and, other ways) relevant, it’s essential/ important, for both sides, to work together, on the same – page!

4. Explain concept/ teamwork/ strategy: Real estate agents, owe it, to their clients, to thoroughly, explain their concept, strategy, reasoning, action plans, and, the importance of well – considered, teamwork!

5. Commitment/ discipline/ efforts: Agents can’t, and should never, go – through – the – motions, and proceed, forward, with the level of consistent, true commitment, and the discipline, to maximize their efforts, for the client’s best – interests!

How Utah Real Estate Agents Are Dealing With Today’s Market

Utah real estate agents are continuing to adapt to an ever-changing market. For many years, Utah has been unique for its excellent location in the west without the soaring prices of neighboring states like California. In fact, having a cheaper cost of living than California has given Utah a special economic edge. Unfortunately, Utah is also finding itself struggling with some of the same issues as the golden state, such as overpopulation and rising housing prices. Utah is, however, currently looking at a low 3.2% unemployment rate for 2017 and part of 2018.

How is overpopulation effecting Utah? Well, not having enough housing causes it to be in higher demand, and there is a real danger that overbuilding could reach the mountains and lake areas, which would mean that the number of people looking for housing would have exceeded the amount of space available. While this may be good short-term news for Utah real estate agents, it may not sit well for the state as a whole in the big picture.

If people living in Salt Lake City, Utah’s capital and largest city are forced to move farther out it could also be treacherous for the local economy. Salt Lake City homes are already experiencing steep differences: homes are selling for as little as 200,000 or as much as over one million. Salt Lake City realtors may need to focus on accommodating the number of people living in the area. One thing they can do is perhaps focus on building more multi-family units, although this is an issue that Utah real estate agents may not be able to solve on their own.

An everlasting problem in Utah and all over the country seems to be rising cost of living. Houses for sale in Salt Lake City, as well as rental units throughout the state are experiencing a higher-than-ever price. Meanwhile, with low unemployment, wages are stagnant. This presents a problem when houses for sale in Salt Lake City exceed the income of the average worker, and people begin to move farther out. If this problem becomes too extreme, Salt Lake City realtors and Utah real estate agents in general will have their work cut out for them.

Unfortunately, experts are not predicting a reversal of these trends any time soon. In fact, Salt Lake homes for sale will probably continue to become more expensive. How the wage situation will change is also debatable with no clear end in sight. Technological changes will no doubt have an effect on things; for example, the internet has become increasingly popular over the last two decades, and in more recent years, Smartphones have taken over the industry.

Or you could type in “Utah real estate agents” and be connected to someone directly. The possibilities are endless.

Ultimately, the situation is going where the economy takes it, and a lot of this is dependent on the government and decisions they are making. However, the market for Salt Lake City homes will probably remain high. People will continue to search online for “homes for sale slc” with hopes of finding some affordable Salt Lake homes for sale.

However, with the increase in population over the past two decade, the cost of living is on the rise in major part due the cost of housing. And if real estate continues to increase, Utah real estate agents and brokers alike may find themselves in the cross-hairs if and when faced with another bursting market cycle.

5 Steps To Being A Real Estate Negotiating Professional!

At the present time, in many areas of this country, there are more, licensed, real estate agents, than, houses, currently, listed and available, on the local market. In addition, there are some, who believe (in my opinion, falsely), they don’t need to hire an agent, and proceed, to try, to do it, themselves! For many reasons, it makes little, to no sense, to do this, primarily, because: studies/ surveys, indicate houses sold by real estate professionals, generally, sell, for considerably, more; the degree of expertise, to be prepared, for contingencies; avoiding the hassle, of showing your home, regularly; transaction advice; and, perhaps, most importantly, often, professional negotiating, and knowing/ understanding the market! After over 15 years, as a Real Estate Licensed Salesperson, in the State of New York, I strongly, believe, smart agents, use, at least, these 5 steps, to being a quality, effective, real estate negotiator.

1. Know/ understand/ consider your client’s goals/ perceptions/ priorities: Properly marketing, and getting someone’s house sold, for the best combination of terms, requires, focusing, and emphasizing, taking the time, and making a concerted effort, to know, and understand, your client’s goals, perceptions, and priorities! Effective listening, and paying keen attention, enhances the possibility of proceeding, with, the highest degree of genuine empathy, and understanding! How can you properly represent someone, unless you begin, with this knowledge?

2. Understand other side’s needs: If, you are representing a buyer, you must understand what the seller, is seeking. When, you represent, a homeowner/ seller, you must look at his house, as a potential buyer might, and commit to telling your client, what he, needs to know! When, you make an offer, and/ or, receive one, it’s important, to recognize, and realize, the negotiations, begin!

3. Seek common ground: The best negotiating approach, is normally, not, adversarial, but, rather, proceeding, with a win – win, strategy! Quality negotiations must be based on, seeking common ground, and bringing about, a meeting – of – the – minds!

4. Address pricing, and other key issues: Pricing is, often, the deciding issue, in getting agreement, but, it’s important, to discuss these, as they relate to other terms, financial, emotional, time – related, potential stress, and/ or, risk/ reward considerations!

5. Close the deal: It’s not a professional performance, unless/ until, an agent, brings – about a deal, both sides, are satisfied with! Valuable representation must end – up, effectively, closing the deal!
